Local Buying Tips

Path to Homeownership

Get a Preapproval

  • Getting a preapproval is a very important step in the buying process.
  • First, find a local lender with a good reputation. Unfortunately, not all lenders are the same. Having a good one can be the difference between buying a home and wasting a lot of time and money. There are many types of mortgage loans and programs out there, and a good lender will help you find the one that is best for you. (Feel free to contact me for a list of my preferred lenders)
  • Being pre approved allows you to know what price range of houses to look at.
  • You will need a pre-approval letter to make an offer on a house. When you find the house that you want, make sure you have everything ready to make an offer. If you wait to get pre approved after you find that perfect home, it may already be under contract.

Find the Right Real Estate Agent

  • Having an agent to assist you in finding the right home is a must. Their knowledge of the process, market conditions, and ability to negotiate, are just a few of the things they bring to the table. The best part is, their commission is generally paid for by the person selling the home.
  • Find an Agent you feel comfortable with and trust. As with lenders, not all Realtors are the same.
  • Convey to your Agent what you’re looking for in a home and develop a game plan for finding the right one.
  • Be willing to listen to your agent’s advice. They are looking out for your best interest. A good agent will throw different ideas to you.
  • Once you’ve found the right home, your Agent will help guide you in making an offer. I strongly recommend having a home inspection contingency as part of your offer.
  • Your Agent should be there throughout the whole process to guide, and advise you. Buying a home can be a stressful process, but your agent is there to alleviate some of the pressure, and to make sure you find the right place for you.

One of the most fulfilling parts of being a Realtor is seeing your clients receive the keys to their new home, and knowing that all the hard work has paid off. - Matthew Deville
